Investing in property for the purpose of wealth creation has very little to do with emotion and every thing to do with sticking to key selection criteria …

A professional sales person would never go out and purchase just any vehicle for the purpose of performing his or her professional duties. If they did, they would be disappointed when they discovered that it was necessary to transport clients in their car and that their clients might have expected a fairly upmarket vehicle given the nature of the profession.

A baker would not choose to invest in a bicycle for the purpose of doing daily bread deliveries.

In the same way,  an astute property investor would never choose to invest in a property based on his/ her personal accommodation preferences.

There are in reality, several key infrastructure criteria that are critical and must be taken into consideration when looking to purchase an investment property.

In fact  the 7 Key Infrastructure Criteria should be deemed foundational to any form of due diligence exercise carried out prior to making a selection to purchase a property. In other words, if all seven boxes are not ticked then it should not even be selected for viewing.

The reason for this is that purchasing an investment property is a business decision. A business decision should be made based on fact. We should consider possible risks and then we should mitigate against those risks.

The following 7 key Infrastructure Criteria are always strictly adhered to :

  • Education – public & private schools and higher education such as universities
  • Major shopping centre relatively close with banks post office etc
  • Medical centers and hospitals close by
  • Easy access to public transport – bus and train lines
  • Easy access to major road links and motorway
  • Close to diverse employment opportunities
  • Entertainment- theatres, parks, Restaurants, golf courses etc

We also ensure that the property type selected always caters for the highest possible demand i.e. – (4 bed, 2 bath, 2 lug) . We conduct ongoing Comparative Market Analysis and rental demand research as part of our stringent pre-selection criteria
