We at H.I. Group don’t proclaim to know all there is to know about every aspect of investment strategies. Many H.I. Group clients have fast tracked their financial position beyond their wildest expectations. Scott bought his first investment property when he was only 19 years of age from the advice of his father who was, and is still a licensed real estate agent.

Scott thought he would get some professional advice from an accountant before he signed the papers. To his surprise, the accountant was less than encouraging stating that "he was too young, and the risk was too large, and that he himself would never consider it!" 

Confused and disappointed, Scott advised his father of the account negative response, to which his father responded, "Don't be stupid son, look at the fruit on the tree of the accountant and compare it to many of my real estate agencies clients that invest in property"! There was an obvious clear difference! Scott's father then advised him, "The best time to start investing is today! Take the plunge, and if something was to go wrong, work a bit harder to rectify the problem, or just sell the property!". Scott took his father's advice, and has never looked back since.

Recognising the need for sound financial advice in the industry, this sequence of events eventually elevated the boys to a position of giving their growing client base general advice to help people get out of the rut. 

Out of the first 10 clients they saw, they received the next 5 clients from referrals - a pattern that has been consistently repeated ever since.

Sandy Davies and staff are personally responsible for sourcing the right tenants for your property. She has a wealth of experience on how to "pro-actively" attract tenants that have a proven track record of paying on time and caring for the investors home. 

Sandy, does not only place comprehensive advertising for your property on a number of high traffic web sites, and main newspapers, but she regularly sets appointments with major employers and schools in your area to determine when More families are migrating to the SEQ growth corridor. She will personally meet or take prospective tenants to your property for an inspection to encourage an emotional attachment to your property. She is always doing open inspections over weekends as well to maximise the exposure. 

Sandy "always" achieves above standard market rentals sometimes as much as 10-20% due to our clients investing where the greatest demand is. 

Due to Sandy's pro-activity, 90% of our managed properties are let weeks before construction has even completed. "Sandy is the best property manager" in SEQ.

Jeff Kollen,

General Manager

Jeff Kollen has many years of practical experience both personally and professionally. He has worked for various investment organisations and gained a wealth of knowledge during his extensive career which has allowed him to learn what works best.

Jeff is licensed as a real estate sales person, and has also completed in-partial his Diploma of Financial Services (Financial Planning) FNS50804, PS146, for General investment advice. (ASIC Compliance Requires individuals that provide “retail financial product advice” to attain Policy statement 146. It is now illegal to provide such advice without being authorised to do so). He has also received his Certificate of Achievement in real estate options.

"I have one main objective with every one of our clients. That is to give them a "wow" factor by over exceeding their expectations. The way we at H.I. Group achieve this, is to always under promise and over deliver on service."

Land acquisitions is another very important key to what Jeff does. There are  seven key criteria when selecting a investment property. If any of the seven key criteria are overlooked, the probability for vacancies are greatly increased. You've heard it before. What are the 3 rules of real estate? Position, Position, Position! 

Jeff does extensive due diligence to consider all the variables that get the maximum future capital growth corridors to make sure your investment property quickly moves you into a position where you have the choice to do it again and again and again as soon as possible. Jeff's wealth of experience is in getting the land acquisition right!

Jeff and his team have the practical role of keeping everything and everybody on track to a tight schedule due to his expertise. Jeff is liaising with the Builders operations department once the contract is an unconditional sale. Ensuring the construction company has its certifiers pushing approvals through council, ordering building supplies, arranging excavation ahead of time so we can achieve speed and efficiency for you our client. To arrange and coordinate all the trades to build a house within a 18-24 week time frame, is an art form. Jeff ensures our referred builders achieves the 18-24 week time completion 92.4% of the time. (Weather permitting, and excluding Christmas Holidays).
